Payments

  • When is rent due?

    Rent is broken up into 3 payments:

    • A $350 payment towards the fall semester's rent is due March 1st, the semester before you move in.
    • The remaining fall semester's rent is due on August 1st. No one may move into an apartment/house until all the tenants have paid their fall rent.
    • The full spring semester's rent is due on December 8th, before you leave for winter break.
  • Do you accept financial aid?

    Yes. The requirements are as follows. If you are using external funding to pay for your rent and will not receive it by the date the rent is due you will need to turn in three items no later than August 1:

    1. A copy of your financial aid or loan agreement. This must show your name and the amount of aid you are receiving.
    2. A $100 payment towards rent. This can be a check dated no later than August 1, cash, money order, or a Doorloop payment.
    3. A check for the remaining balance dated no later than October 15. We will not deposit the check until 10/15 which should be enough time for your aid to come in. (Even though the check is post-dated, we still require it by August 1.)

    If you want to swap out your post-dated check and pay a different way (via cash, money order, or make a Doorloop payment) once your loan comes in, let us know before the date your check is dated for and we will return your post-dated check once the new payment is received. 


    All three of these steps must be completed by August 1st, otherwise your rent will be considered late. If you do not send us a copy of your loan agreement, your October payment will be considered late.


    Rent for the Spring semester is due December 8. We require a $100 payment towards the rent and a post-dated check dated no later than February 15. Both are due by December 8th.

  • Why do I have to send you a copy of my loan agreement?

    We are not affiliated with SUNY Cortland, so we request a copy of your SUNY Cortland financial aid agreement (or a statement from a loan provider) to confirm that the funding has been prearranged. We do not share this information.

  • What if I don’t have checks?

    You can ask your bank for a counter check or you can order checks online from places such as Walmart.com. You can get a book of checks there for about $20 in under 3 weeks.


    Please note that all checks need to be received by the due date or late fees will apply. 

  • Do I have to pay with a check if I'm not using financial aid?

    No. You may pay with cash, a money order, or make a Doorloop payment as long as it's received by the date rent is due.

  • Can I pay with a credit card?

    Yes, you can make credit card payments through the DoorLoop portal. (Please note that DoorLoop charges a 3.25% transaction fee.)

    If you have not received a DoorLoop invitation by text or email yet, please contact our office and we will verify that we have your up-to-date contact information. Please also note that DoorLoop accounts are for tenants only. If a parent (or anyone else) wants to make a payment on behalf of a tenant they can do so through the tenant's portal. 

  • What is your late rent policy?

    Rent not paid by the fifth (5th) day after it becomes due is considered delinquent and is subject to a late charge of 5% of the monthly rental value not to exceed $50.00.
